A question that I am often asked is “can I charge my tenant for water usage at my investment property?”.

Under the Residential Tenancies Act the owner can charge the tenant for water used provided that.

• One – It is a condition on the tenancy agreement and
• Two – The property is individually metered and is water efficient.

For a rental property to be water efficient it must meet certain water efficiency criteria and the easiest way to do this is to have a plumber to check and certify your property for water efficiency.
